Hi,

Maintenance fees is more dependent on the amount of facilities in the development and the total number of units, as well as provision of other services like shuttle bus etc that might add to the maintenance fees required. The tenure of development doesn't really play a role as much. Kassia's 2 bedroom maintenance fee is higher than the norm, perhaps due to only 276 units, but do note this is just an estimate only. On the positive side you can't really find any brand new freehold 2 bedroom at this current price point, which some buyer will give more weight over the maintenance fees payable. Do you have plans to move in another 5 to 10 years time assuming you go for Kassia? It will be good to try to have an exit plan as the flora area has quite a bit of supply that are not too old developments as well, and you may face competition when doing resale.

Maintenance fee will depends on the facilities provided in the condo and the number of units. It doesnt really matter whether it is leasehold or freehold project.

There should be no difference in maintenance for freehold or leasehold, as building maintenance costs are the same in general for those with same age and type of facilities and units. Seems to me that Kassia's estimated maintenance is on the high side if it is above $500 each month. If you are looking into Kassia, I strongly encourage you to reconsider your options unless you are looking for only brand new projects in the east at such price point. Read More
